Estate Agent Website Design: What a Property Website Has to Do

24. September 20267 min readby Okapi Digital

In short: Estate agent website design has two jobs, and most agency sites only do one of them. The site has to present property to buyers and tenants, and it has to convince owners who are choosing someone to sell their home. The second job pays the bills: instructions come from local knowledge, evidence of past sales and an easy route to a valuation.

Most agency websites are a slightly better portal profile. A photo of the office, a line about the area, then the listings grid pulled from the CRM. That works for buyers who have already seen a property elsewhere. For the owner in Bockenheim wondering who to trust with the family house, the page says nothing. That visitor is the one who decides your turnover.

Why estate agent website design has to convince owners first

Buyer enquiries are rarely the bottleneck. List a flat in Frankfurt, Offenbach or Bad Homburg and enquiries arrive, often more than you want. What is scarce is stock.

An owner who wants to sell searches differently from a buyer. They look for "estate agent fees Frankfurt", "sell my house Wiesbaden", or simply for your name after spotting a board on a street. They land on your home page with three silent questions: does this agent know my street? Have they sold anything like my property? And what happens if I ring them?

A site built for estate agent marketing answers those questions in plain sight:

  • A sellers' section with the same weight as property search, not buried in a dropdown.
  • The marketing process laid out in five to seven steps, from first visit to handover.
  • Past instructions grouped by area and property type, as far as owners allow it.
  • Clear statements on fees and what is included. Leave that blank and cautious sellers go to the competitor who wrote it down.

How do listings reach the site without double entry?

No agent enjoys keying a property in twice, so every project starts with the feed.

In Germany that means OpenImmo. Almost every agency CRM, from onOffice to FlowFact to Propstack, exports property data in that standard. The website reads the export on a schedule and builds a page per property with images, floor plan, energy certificate data and a brochure download. Sold properties move into a reference archive instead of disappearing, and that archive turns out to be the strongest exhibit in a listing pitch.

The international equivalent is an IDX or portal XML feed. For agents in the Rhine-Main area with international clients the two can run side by side, for instance a German property page with English key facts.

Three details decide whether those property pages also help you in search:

  1. Every property needs a URL of its own. A gallery or tour trapped in a JavaScript overlay with no address does not exist for search engines.
  2. Price, floor area, rooms and address belong in the page as structured data so Google and AI answer engines can read them.
  3. Sold stock needs a plan: keep the page, mark it sold, link it to similar properties.

Which feature generates the most enquiries?

The free valuation lands on the moment someone starts thinking about selling more precisely than anything else on an estate agency website.

Keep the form short. Address, property type, floor area, year built, contact details. Nothing more is needed for a first step, and every extra mandatory field costs you completions. What matters more is what happens next: an instant confirmation email, a realistic promise of when you will call, and a task in the CRM. If enquiries sit for three days, the form was wasted effort.

An automatic reply on every enquiry plus a text back on every missed call costs €290 to set up and €79 a month with us. Measured against one fee lost to an unanswered enquiry, it is the cheapest insurance in the business.

How fast does a property website need to be on mobile?

Faster than most agency sites are today. Property search happens on the move, on the train, on the sofa at night, often standing on the pavement outside the house.

The targets are published and measurable: Largest Contentful Paint under 2.5 seconds, Interaction to Next Paint under 200 milliseconds, Cumulative Layout Shift under 0.1. Those are Google's Core Web Vitals and they feed into rankings.

The usual culprit in property website design is always the same: photography. A gallery of 30 full-resolution images will stall any connection. The fixes are unglamorous and effective. Modern image formats such as AVIF or WebP, correct dimensions, lazy loading for everything below the fold and only the first two images loaded immediately. Add a sticky bar with "Call" and "Book a viewing" that travels down the screen with the visitor.

Which trust signals convince sellers?

Trust on an estate agency website comes from details someone can check. Every competitor also writes "professional and reliable", and the phrase costs them nothing.

One German specific: the energy certificate figures required by the Gebäudeenergiegesetz belong in every advert, including the ones on your own site. Missing figures can trigger a formal warning. When the data arrives through OpenImmo the fields can be filled automatically, which closes that gap for good.

How does an estate agency website get found locally?

Two things carry local visibility: area pages and a properly maintained Google Business Profile. A single page listing "Frankfurt, Offenbach, Hanau, Wiesbaden, Darmstadt" ranks for none of them.

What works is one page per area or neighbourhood with genuine content: how prices have moved, what the housing stock looks like, transport links, the properties you sold there. For an agent covering Rhine-Main that is realistically five to ten pages, not fifty. A few areas described well beat a long list with nothing behind it.

Add a Google Business Profile with the right category and current photos, consistent address data across directories, and a steady flow of reviews. Local SEO starts at €790 one-off with us, ongoing work from €399 a month. Our approach is on the SEO services page.

Part of estate agent marketing now runs through AI answers. Ask ChatGPT or Google's AI overviews for "a good estate agent in Sachsenhausen" and the recommendation is assembled from reviews, directories and well-structured website content. The FAQ blocks and area pages you write for Google are exactly the sources those answers draw on.

Where do 360° tours fit into the website?

On the property page, directly under the gallery, with a URL of its own. Then the tour extends time on page instead of hiding in an overlay.

What tours do for pre-qualifying buyers and cutting wasted viewings is a subject in itself, covered in virtual property tours for estate agents in the Rhine-Main area. For the website, the second benefit matters most: an owner who sees before the pitch that your other properties are presented as walkthroughs arrives with a different expectation.

What does an estate agent website cost?

Real estate website cost depends almost entirely on whether property data has to flow in automatically.

Launchpad€9991–3 pages, contact form, SEO foundationsSolo agent, stock only on portals

Then there are the add-ons that regularly earn their place on an agency site: 360° tours from €890 per property, local SEO from €790 one-off, missed-call text-back from €290 setup. For a wider view of website prices, builders and running costs, see how much does a website cost.

Conclusion

An agency website that only shows property is competing with Rightmove and ImmoScout24, and it loses. A site that gives owners a visible route to a valuation, demonstrably knows the area and answers enquiries within minutes plays on ground the portals cannot reach.

None of it is technically hard: a feed from the CRM, fast property pages, a short form, clean local signals. The order is the harder part, because the feed only earns its keep once the property pages load fast enough to be read at all.
